Step 1 - CONSULTATION Please give us a call to begin your initial consultation. We need to speak with you to make sure that a loan modification is right for you OR if you are entitled to sue your lender for making an illegal loan. Step 2 – GATHER FINANCIAL DOCUMENTS After your consultation we will send you a new client start package requesting the following information: * Pay stubs representing the most recent full month of employment * Last 2 months’ bank statements (all pages). If self-employed, submit a year-to-date profit and loss statement. * Proof of any other income (alimony, child support, disability, social security, unemployment compensation, etc.) * Last 2 years’ tax returns * Copy of Notice of Default or Notice of Trustee’s Sale (if any) * Copies of loan documents from client (note, deed, truth-in-lending, good faith estimate, final closing statement from escrow) * An additional copy of Loan Documents from title company or mortgage broker
We will then review and analyze your information in order to compile a negotiation package to submit to your lender. We will fully analyze your case to before we begin negotiations. Please note that this process my take up to 45 days to complete depending on how fast you provide us with the necessary information. Step 3 – NEGOTIATIONS Our team will submit your financial package to your lenders and begin negotiations. We will continue negotiations until an acceptable agreement has been received and approved by you the homeowner. STEP 4 - APPROVAL When your request is approved, final modification documentation will be sent to you for your approval. Remember, this is not going to happen overnight, with most cases taking between 60 to 90 days to complete….some take as long as 90-120+ days depending on the lender.
